What is not in this number: your attorney's closing fee, lender charges, the appraisal, prepaid interest, homeowners insurance, and escrow deposits, plus the inspection and your due diligence fee. Those come from your Loan Estimate and your contract. The estimate prorates the filed per-thousand rates across the coverage amount; your closing attorney calculates the exact premium and the exact recording fee, which rises by $4 for each page past the limits in the statute.
