Pre-list preparation ▸

Final staging adjustments, professional photography and videography, copywriting your listing description, MLS input, and final marketing material design. Your home goes from "we're thinking about selling" to "ready to launch."
WEEK 2-4

Active marketing and showings ▸

Your listing goes live across the MLS, Zillow, Realtor.com, and all major search platforms. Paid social campaigns launch. Public and broker open houses are scheduled. Showings begin. You receive weekly updates on activity and feedback.
WEEK 4-6

Offer review and contract ▸

Offers come in. We review terms together, not just price. Closing timeline, due diligence amount, financing strength, and contingencies all matter. Once we accept and execute the contract, the home is officially under contract.
WEEK 6-10

Buyer due diligence and financing ▸

The buyer conducts inspections and orders an appraisal. Their lender processes the loan. Any repair requests or appraisal issues get negotiated. This is the longest stretch of the timeline and where most deals either firm up or fall apart.
WEEK 10-12

Final walkthrough and closing ▸

The buyer does a final walkthrough. We coordinate the closing date with the attorney. You sign documents (often before closing day so you do not have to be present), the funds transfer, and the keys change hands. You walk away with your net proceeds.
