Do this immediately. Depending on the results, your agent may negotiate with the seller for repairs or credits before the due diligence period ends.

Submit Formal Loan Application ▸

Start your loan application within 5 days of the executed contract date. During this time, do not change jobs, make major purchases, or open new lines of credit.

Secure Homeowners Insurance ▸

You will need coverage in place before closing. Your lender may require proof to finalize the loan, so get quotes early.

Appraisal ▸

Your lender will order an appraisal to ensure the property's value matches the sale price. If it comes in low, we go back to negotiations.

Title Search ▸

A title company will research the property's history to ensure there are no liens or claims against it. You will also purchase title insurance to protect against any future title issues.

Final Walkthrough ▸

Just before closing, you will do a final walkthrough to confirm the property is in the agreed-upon condition. Any issues found here can be addressed before signing.

Closing Day ▸

Sign documents, pay your remaining closing costs and down payment, and receive your keys. The title transfers to you and you are officially a homeowner.
