About the Neighborhood

The streetcar suburb that started it all

Dilworth was founded in 1891 by industrialist Edward Dilworth Latta and developed by the Charlotte Consolidated Construction Company. It was designed as a streetcar suburb, where the new electric trolley system allowed the city's professional class to live outside the industrial core for the first time. The original street grid, the grand boulevard, and the park at the east end of the suburb all survive.

The neighborhood is bounded by Morehead Street to the north, Ideal Way and Freedom Park to the south, South Boulevard to the west, and Kings Drive and the Little Sugar Creek Greenway to the east. ZIP 28203 covers the bulk of Dilworth, with 28204 covering the eastern edge near the Charlotte Country Club.

Dilworth has both a Local Historic District (designated in 1983, with Certificate of Appropriateness requirements) and a National Register Historic District (listed in 1987, primarily honorary). The Local Historic District is the one with teeth. It prevents the teardown pattern visible in NoDa and parts of Plaza Midwood, and it is the single most important factor in how Dilworth pricing has developed over the last decade.

Living Here

Living here, and what daily life looks like

Dilworth draws established professionals, physicians from the adjacent Atrium Health complex, and buyers who want the historic character and walkability that other Charlotte neighborhoods cannot replicate. The neighborhood is dog-heavy and porch-heavy. Long-tenured residents are common, and turnover is lower than in NoDa or South End.

Weekday mornings: people walking dogs along East Boulevard and Park Avenue, the line at Backyard Brew, neighbors walking to Latta Park. Weeknight evenings: patios full at Kid Cashew, 300 East, and Dilworth Social House. Weekends: Latta Park in the morning, the Little Sugar Creek Greenway in the afternoon, Penguin Drive-In for dinner.

The neighborhood organizes around its commercial spine, East Boulevard, which runs from South Boulevard to the Freedom Park area. East Boulevard is where most of the walkable retail and restaurants concentrate. Homes within a five-minute walk of East Boulevard trade at noticeably higher prices than homes deeper into the residential interior. That premium is the single biggest pricing dynamic inside the neighborhood.

What You'll Find

Dilworth was Charlotte's first streetcar suburb, opened in 1891 on a grid laid out around Latta Park. A 1911 expansion brought in the Olmsted Brothers firm, whose curving streets still define the neighborhood's western half. Development ran through 1941, and the historic district is built mostly of Colonial Revival, Period Revival, and Craftsman Bungalow homes under a heavy tree canopy. Renovation has never really stopped since the 1960s, but the original streetcar era houses still carry the neighborhood.

What Buyers Should Know

The Dilworth detail that moves money

One thing about Dilworth that meaningfully shapes what you pay and where the value concentrates.

  • 01
    The East Boulevard Premium

East Boulevard is Dilworth's commercial spine, running from South Boulevard at the west to the Freedom Park area at the east. Homes within a five-minute walk of East Boulevard trade at a measurable premium over homes two or three blocks deeper into the residential interior. The premium is driven by walkability to the restaurants and retail concentrated on the corridor, including 300 East, Kid Cashew, The Penguin Drive-In, Dilworth Social House, and Backyard Brew. The premium is amplified for homes that also fall inside the Dilworth Local Historic District boundary, which prevents the teardown pattern visible in non-LHD Charlotte neighborhoods and protects long-term architectural identity. Buyers comparing Dilworth blocks should map walking distance to East Boulevard before writing offers, because the difference between a five-minute walk and a ten-minute walk is real money.

Common Questions

Dilworth FAQ

Where are the boundaries of Dilworth?

Dilworth is bounded by Morehead Street to the north, Ideal Way and Freedom Park to the south, South Boulevard to the west, and Kings Drive and the Little Sugar Creek Greenway to the east. ZIP 28203 covers the bulk of Dilworth, with 28204 covering the eastern edge near the Charlotte Country Club. Both ZIPs are shared with adjacent neighborhoods, so ZIP alone is not a reliable filter.

What is the average home price in Dilworth?

The median sale price in Dilworth over the last 12 months is approximately $797,232 per Canopy MLS data. Historic homes inside the Local Historic District range from $1.1M to $1.9M, renovated historic outside the LHD from $950K to $1.5M, townhomes from $750K to $1.1M, and premium streets near Freedom Park exceed $2.5M. See the full price range breakdown above.

What is the difference between the Local Historic District and the National Register District?

Dilworth has both designations and they work very differently. The Dilworth Local Historic District was designated by the city in 1983 and requires a Certificate of Appropriateness from the Charlotte-Mecklenburg Historic District Commission for any exterior change visible from a public right-of-way. The Dilworth National Register Historic District was listed in 1987 and is primarily honorary. The Local one has teeth, the National one does not.

What schools serve Dilworth?

Dilworth is zoned for Dilworth Elementary School, which uses a two-campus model with the Latta campus for grades K-2 and the Sedgefield campus for grades 3-5. Middle school zoning is Sedgefield Middle, and high school is Myers Park High School, per Charlotte-Mecklenburg Schools. School assignments change. Verify current zoning directly with CMS at the CMS Student Boundary Maps before making any home decision based on schools.

Is Dilworth walkable?

Yes. Walk Score is approximately 78, one of the highest for a primarily single family neighborhood in Charlotte. The East Boulevard commercial corridor is the most walkable strip, with restaurants, coffee shops, the Harris Teeter grocery, and small retail all within a few blocks. Most residential streets have sidewalks and mature tree canopy.

How long does Dilworth take to reach Uptown?

Dilworth is approximately 1.5 miles from Uptown Charlotte, a 5 minute drive. The LYNX Blue Line East/West Boulevard Station at 1821 Camden Street is within a 10 to 15 minute walk from the western side of the neighborhood. Charlotte Douglas International Airport is approximately 8 miles southwest, a 15 to 20 minute drive.

Is my home inside the Dilworth Local Historic District?

The Dilworth Local Historic District is defined by specific street segments, primarily the area between East Boulevard, South Boulevard, and Ideal Way. Homes inside the boundary need a Certificate of Appropriateness from the Charlotte-Mecklenburg Historic District Commission for any visible exterior change before work begins. The boundary is not a simple rectangle, so send me your address and I can confirm whether you are inside or outside the LHD.

How does proximity to Atrium Health Carolinas Medical Center affect Dilworth?

Atrium Health Carolinas Medical Center is the region's largest hospital system and only Level I trauma center, sitting at Dilworth's northern edge along Morehead Street. Streets like Scott Avenue, Kenilworth Avenue, and Buchanan Street are the most hospital-adjacent and attract a consistent buyer pool of physicians, residents, and hospital-tied professionals. These streets often see shorter days on market than the broader Dilworth average.
