Practically: come with a real pre-approval, expect to move decisively on a well-priced listing in a desirable area, and do not assume every listing will sit long enough for you to think it over for a week. At the same time, this is not a market where you need to waive every contingency to compete.

A sale-to-list ratio of 98.2% means the typical Charlotte seller is landing very close to their asking price, which speaks to pricing discipline more than it speaks to a runaway market. Combined with 30.9% of listings selling at or above list price, roughly three in ten, pricing accurately at the outset still matters more than pricing aggressively and hoping. New listings were down 12% month over month and active inventory eased slightly, down 0.2%, a sign that fewer sellers listed in August than the month before even as the pace of sales held steady.
What I am seeing in the central Charlotte neighborhoods
The metro-level numbers above are useful for orientation, but they average across a lot of very different micro-markets. In the neighborhoods I work most closely, Plaza Midwood, NoDa, Dilworth, South End, Elizabeth, Myers Park, and Cotswold, well-priced listings in strong condition are still moving quickly relative to the metro median, and buyer competition on the right property in the right price band remains real. Each of those neighborhoods carries its own current stats, sourced to Canopy MLS, on its own detail page, since a single citywide figure genuinely does not represent what a $600,000 Dilworth bungalow and a $1.8 million Myers Park estate are each experiencing.
