Every few weeks a new rendering lands in my feed promising the next big Charlotte neighborhood. Most of those projects are years from delivering anything. A few already have builders, model homes, and closings.
This guide covers three new developments in Charlotte, NC where that is true right now, what you can actually buy there, and what is still just a plan. Figures are as of October 2026 and come from the sources listed at the bottom.
The short version
- River District (west Charlotte): the biggest and the only true master-planned community of the three. New homes run from about $440K into the $900Ks. Plan on about a 20 minute drive to Uptown, and a commercial core that is still mostly proposed.
- Camp North End and Optimist Park (just north of Uptown): mostly apartments and townhomes. Several recent Optimist Park sales closed under list price.
- Eastland Yards (east Charlotte): a former mall site coming back as homes, apartments, and parks. Most new homes there start under $600K.
None of these projects has been shown to move prices in nearby neighborhoods. More on that below.
The River District: Charlotte's biggest new neighborhood
The River District sits in west Charlotte between Charlotte Douglas International Airport and the Catawba River, with its main entrance at I-485 and West Boulevard. Crescent Communities is the master developer. The plan covers about 1,200 acres (Crescent's current figure; Axios and some older reports say 1,400, so you will see both), with up to 2,300 single-family homes and 2,350 apartments, plus retail and office space. That is the full plan, not what exists today.
What is built and what is still planned
Built: roads and utilities, the first homeowner closing in August 2025, NOVEL River District (318 apartments, first residents in January 2026), and nearly three miles of trails in the first phase.
Under construction or scheduled: Forge Village, the central gathering spot, where the playground is open and a 2-acre farm, a lawn pavilion, and a building with a cafe and produce store are planned; the next neighborhoods, Basswood and River Point, an amenity space called The Canopy, 87 mixed-income apartments from Laurel Street (completion expected in 2027), and a first retail building of roughly 28,000 square feet.
Only proposed: a retail center with a grocery store, a corporate campus, a hotel, and a riverfront park. As of March 2026, Crescent said it was in talks with a hotel brand and office tenants. I have not seen a signed hotel or office deal announced. I also have not found a total investment figure, so I am not going to quote one.
What River District homes cost
New construction homes in west Charlotte's River District come from four builders: DRB Homes, Toll Brothers, David Weekley, and Saussy Burbank. Starting prices vary a lot by builder and product, and the figures here come from builder sites, press releases, and listings as of October 2026. DRB townhomes have listed from about $440K. Toll Brothers' first River District townhomes started in the upper $500Ks, and a lower-priced River Point townhome collection, expected from the upper $400Ks, is not on sale until early 2027. David Weekley's Pioneer collection starts at about $557K, its Excursion collection starts in the $700Ks, and Excursion move-in homes have listed in the $800Ks. Saussy Burbank's larger homes start in the high $700Ks. Builder incentives change often, so check current pricing before you compare.
Schools, roads, and the airport
Axios puts the drive to Uptown at about 20 minutes. Light rail is not coming soon. The city's Silver Line page names the airport to Coliseum and Ovens segment, 10 miles and 16 stations, as the fiscally constrained first phase, with a $3.3 billion estimate in 2024 dollars. That phase ends at the airport, short of the River District, and the page does not say the money is secured.
Crescent and Charlotte-Mecklenburg Schools closed on a 40-acre school site in June 2026, for a new Berryhill Elementary at The River District that will serve grades K to 5 first, with a later phase planned to add grades 6 to 8. Crescent's release gives no opening date. Its senior managing director told Axios in March he expected a school to open within a couple of years, but I have not seen a confirmed date from CMS. Confirm school assignment with the CMS address lookup.
The airport has also proposed a $2.1 billion capital program, called CLT Beyond, that city council had not yet voted on as of mid October. Check flight paths and the FEMA flood map for any lot you are considering.
What could slow it down
The plan has been public since 2016, and the commercial core that would make it feel like a town is still mostly in talks. Rail does not reach it yet, and airport growth could change noise and traffic over time.
Camp North End and Optimist Park: the north side corridor
These two neighborhoods sit close together just north of Uptown and draw a similar buyer, so I am covering them together.
Camp North End housing
Camp North End is a 76-acre former industrial campus just north of Uptown. Jamestown became the lead partner in February 2026, with 3.2 million square feet of future development entitled. Housing on the campus is mostly rental: Kinship has 301 apartments, finished in 2025, and the owners said in 2023 that they hoped to eventually reach up to 1,800 units. Joyfield Rise, 141 income-restricted apartments, broke ground in August 2026, with completion slated for 2028. I have not found an announced timeline for any other apartments on the campus. When Jamestown came in, WFAE reported that some longtime tenants, including a creative studio that has been there since 2016, worried that artists could be displaced. That concern is worth naming.
For-sale homes sit around the campus, not on it. North End Terraces, from Hopper Communities, is 69 townhomes of about 1,700 to 2,500 square feet. When the first ones opened in 2024, available units ran from about $550K to $773K. Hopper now lists the community as starting in the $420s, and MLS listings on October 18, 2026 ran from about $448K to $650K. Copper Builders' Foundry at North End townhomes on Casting Street are about 1,700 square feet with two-car tandem garages, and Copper's site shows homes from about $390K to $530K. A few new single-family homes on nearby Sylvania Avenue have listed above $1.3 million, but those are individual builds, not a pattern.
Optimist Park townhomes and homes
Optimist Park added two large apartment buildings, J Optimist Park (350 units, completed in 2026) and Broadstone Optimist Park (323 units, opened in 2023), both close to Optimist Hall. Axios describes the area as walkable and along the Blue Line light rail. More is coming: Space Craft, the developer behind several clustered projects there, is starting construction this fall on Mira, an eight-story, 371-unit apartment building with seven storefronts at 2323 N. Davidson St., on the Cross Charlotte Trail next to Urban District Market. It replaces the former Textile Rubber and Chemical Company site, and Axios reports it should open in 2028. Space Craft's Oxbow has begun leasing, and its Cordo is under construction. The sales data for the neighborhood is thin. Redfin's median sale price for the three months ending September 2026 was $545K, but that rests on a single sale, so I would not lean on it. The five most recent sales Redfin lists, from June to September 2026, ranged from $367,500 to $1.365 million. All five closed under list, by 1% to 13%, after 47 to 110 days on the market. Those are individual homes of different types and sizes, so read them as a sense of negotiating room, not a townhome benchmark. Redfin rates the neighborhood's flood risk as moderate, so check the flood map for any specific address.
Eastland Yards homes: east Charlotte's comeback
Eastland Yards is the redevelopment of the former Eastland Mall site, about 80 acres and roughly $225 million, according to Crosland Southeast's Tim Sittema in October 2025. The plan has three phases, and the 2022 plan for phase one called for 155 homes, a mix of townhomes and single-family, along with 280 apartments and 17,500 square feet of office and retail space. I have not found a current total home count, so treat 155 as the original phase-one target. Saussy Burbank's Central Village has single-family plans priced from about $490K to $560K and townhome plans from about $460K, and move-in homes there have listed from roughly $440K to $590K (Homes.com builder listings, October 2026). The first phase of 38 homes was under construction as of March 2026. Around them, Solstice apartments are leasing, Evoke Living has 72 apartments for adults 55 and older, a county park broke ground in October 2025 and is expected to open in spring 2027, and a $67 million city sports complex broke ground in March 2026 with a late 2028 opening anticipated. It sits east of Plaza Midwood and Cotswold, and it competes on price, not on product.
What this means if you are buying or selling in central Charlotte
If you are buying: across the projects above, the new construction I found runs from about $390K to $700K, and the River District's larger homes reach higher. Builder incentives change often, and recent Optimist Park sales closed under list, so ask for recent comparable sales before you negotiate.
If you are selling: these projects are competition for some buyers and a location selling point for others. They are not a guaranteed price lift. Price your home from recent sales on your street, not from a rendering.
Everyone: Charlotte has a lot of apartments in the pipeline. Multi-Housing News, citing Yardi Matrix, reported 26,898 multifamily units under construction at the end of November 2025 and about 16,000 expected deliveries in 2026. Yardi's August 2026 report says developers brought 6,596 units online in the first half of 2026. For current market numbers, see the Market Insights page and my Charlotte real estate market update.
Frequently asked questions about new developments in Charlotte
Where is the River District in Charlotte?
West Charlotte, between Charlotte Douglas International Airport and the Catawba River, near I-485 and West Boulevard.
How much do homes cost in the River District?
Builder starting prices run from about $440K for townhomes into the $700Ks and above for larger single-family homes, depending on builder and incentives. Some move-in homes have listed above $800K.
What school will River District kids attend?
Assignments depend on the address. A new CMS school site closed in June 2026, but I have not seen a confirmed opening date. Use the CMS address lookup.
Is there housing at Camp North End?
Yes, mostly rentals. Kinship has 301 apartments, and Joyfield Rise, 141 income-restricted apartments, broke ground in August 2026. For-sale townhomes are being built nearby.
What do Optimist Park homes cost?
Sales there are few, so any single figure is thin. The five most recent sales Redfin listed between June and September 2026 ran from about $368K to $1.365 million, and they closed 1% to 13% under list. Ask for recent comparable sales on the specific block.
What is Eastland Yards?
A redevelopment of the former Eastland Mall site in east Charlotte with new homes, apartments, a park, and a sports complex.
Will the Silver Line go to the airport and the River District?
The city's fiscally constrained first phase runs from the airport to the Coliseum and Ovens area. It stops at the airport and does not reach the River District, and the city's project page does not say the money is secured.
Do new developments raise nearby home prices in Charlotte?
I have not seen sourced data showing that for these projects. Local prices still follow recent nearby sales, so that is where I start.
